In case you haven’t heard, now is a wonderful time to sell your home here in Lubbock. Our real estate market has been insane for the past few months. On average, homes here are selling for 18% more than they were at this time last year, so sellers are walking away with more money than they thought possible.
Homes are selling very quickly, but sellers are in the driver’s seat. So if a quick close is not what you’re looking for, in most instances you can control when you close because we’re so short on inventory that buyers will accommodate you. We currently have .09% inventory, or less than one month. That means if no more homes were listed, we would be out of homes to sell in less than a month. That’s extremely low, but it’s excellent for sellers because they hold all the cards.
Sellers are also getting great terms. Price and closing date aren’t always the most crucial to every seller; there are many other parts of the contract that are favoring sellers right now. So if you’ve ever considered selling your home, now is an exceptional time.

For buyers, all this likely sounds a bit daunting, and yes, it’s a little tricky out there for you these days. You need to find a fantastic real estate agent that’s a true professional who will work hard for you like the agents on our team. Even though it’s more difficult at present, we’re still finding homes for our buyers. Don’t be discouraged; we’ve sold more homes this year than we ever have, meaning all those buyers have found homes.
